Package Preperation
  1. Adequate description of offering and have clients written permission to disclose.
  2. Sufficient legal address to write a binding contract.
  3. Complete loan information on existing loans and terms and on new financing that might be available.
  4. Clear explanation of reason for move (don't want).  If your client does not think there is a problem then client is a "wanter".  If clients only problem is a 1031 exchange, client is a "wanter" and should have a possible cash out.
  5. Specifically what client will take (wants).  What benefits client is looking for and can property be sold for cash?
  6. Can client add equities, paper or cash and how much can client add?
  7. What other investments does client own (remarks)?
  8. Name of client, occupation, area where client lives.
  9. Income properties should reflect an owner's statement or a broker's reconstructed income and expense statement.  Plats and maps in reduced size on packages are helpful with land and save time.
  10. All other material should be included in back-up packages for interested parties.
  11. Packages should be prepared on 8 1/2" by 11" letter size paper and conform to the standard problem solving pachage used by IREX.
  12. Each package should contain the Fee offered to Co-op Brokers or a statement how it will be handled.
  13. Each package MUST contain the name of the Presenter (Counselor), and the business address, zip, and business phone & fax number of the Presenter.
  14. The motivation factor from 1-10 should be shown on the package
